SUNSHINE COAST ELDER LAW offers fixed fees for clients entering into Contracts to purchase Residential Units in Retirement Villages or Facilities.
Our service is provided in two stages:
STAGE ONE – COMPREHENSIVE REVIEW AND ADVICE ON CONTRACT
Our initial advice includes a comprehensive review of the Retirement Village Contract and encompasses:
An initial telephone discussion with you about the proposal.
A detailed review of the contract once provided to us.
A formal written advice to you about the contract – outlining your rights and obligations.
Face to face meetings with you as needed to discuss the contract, highlighting any particular issues and concerns identified, and answer any queries you raise.
OUR COST: $750 + GST
STAGE TWO – CONVEYANCE OF INTEREST PURCHASED
Once the contract has been fully explained and considered, upon the decision being made to proceed we handle through to completion the conveyance to you of the interest being purchased from the Retirement Village, which includes:
Liaising with the Solicitors for the Retirement Village Operator.
Reviewing, and arranging for signing of all necessary documents.
Checking figures, and arrangements for payment.
Attending on settlement with the solicitor for the Retirement Village.
Finalizing all necessary steps to ensure the tenure purchased from the Retirement Village is formalized and secure.
OUR COST: $500 + GST + Outlays ($50-100)**
** Should the purchase be of Freehold Title, rather than a Contractual Right to Occupy such as a Lease or Licence we will need to provide a Separate Estimate involving Stamp Duty and other costs.
